There's a question I hear on a regular basis from facility managers and engineers: which is better — Momentive silicone sealants, hard rubber, or foam board?

The honest answer is: it depends. And I'm not saying that to be diplomatic. A silicone rubber sheet of the same thickness ran $8–18. I'd verify current rates before quoting a budget, but the 3–6x spread has been consistent across the years I've tracked it. If your application is purely mechanical with no thermal or weathering requirement, spending the premium on silicone is burning budget for no functional gain.

"Best foam board for crawl space" is a search phrase I've typed more than once. The comparison itself is the easy part: closed-cell XPS or polyiso, 1.5 to 2 inches, foil-faced, with square edges so joints sit tight. Fine. Done.

But here's what a decade of cost tracking has taught me: the budget leak isn't in the board. It's in the seams.

Why are seams the weak point? Because rigid foam board doesn't flex, and buildings settle. When seams open, warm interior air meets damp exterior air, and you get condensation — which is how you get the mold remediation invoice from hell.

The counter-intuitive move: buy standard board, not premium board, and pour the savings into flexible silicone sealant at every seam and penetration. As of January 2025, 2-inch XPS foam board was running $35–50 per 4×8 sheet in my region — check your local distributor, since freight factors into this heavily. A case of 12 industrial silicone sealant cartridges, the kind of pricing you see from building supply distributors, came to roughly $75–110. If you're sealing 200 linear feet of joints, the sealant's first cost is real. But the premium board with cheap tape is a false economy.

  1. Is the application exposed to temperature extremes or cyclic movement? If yes, go silicone.
  2. Is the load constant, with compression, vibration, or abrasion? If yes, go hard rubber.
  3. Are you sealing and insulating a space against moisture? That's Scenario 3 logic — foam board for the flat surfaces, silicone for every seam and penetration.

Then add the question that should outrank all material comparisons: what does replacement cost if this material fails?

If the labor to replace the material is higher than the material cost, buy the longest-lived option and stop fussing over unit price. If the application is temporary — a structure scheduled for demolition in two years — the cheap option is the rational option, and anyone who tells you otherwise is trying to build a commission off your budget.

We didn't have a formal spec-verification process until 2023. It cost us when a work order specified the wrong durometer silicone for a gasket job; the install team had already been scheduled, the old gaskets were scrap, and the rework ate most of the quarter's materials savings. I finally built a one-page checklist that ties material spec to application code and requires a second review before order release. I should have done it after the first time it happened, not the third.

The Specialist's Boundary Is a Feature, Not a Flaw

If there's one belief that has saved me more money than any purchasing policy, it's this: nobody makes "the best everything," and the people who claim to are usually optimizing their margins, not your outcomes.
